As Bourne Pines is over now nearly fifty years old the maintenance programme is ongoing. We uphold and amend health and safety rules as legislation changes and continue to improve the structure of the buildings to make Bourne Pines a very desirable place to live. We strive to employ local tradesmen who are reliable, show pride in their work and offer excellent rates.
Summary of maintenance programmes completed
October 2003
Water Pumps were replaced with the latest in Hydrovar technology, providing a robust and energy efficient supply of mains water. Followed by six monthly checks and reports.
March 2004
A Fire Safety report was undertaken by a Fire Safety Officer together with a practical exercise undertaken by the Fire Brigade to check that all emergency facilities were in working order. As the Fire Safety legislation changes we have regular visits from a Fire Safety Officer
March 2004
Waste refuse area concreted and run-off drain added to prevent flooding.
November 2004
Work was undertaken to ensure compliance with the Asbestos at Work Act 2004. A safety report can be obtained for viewing by request.

Bourne Pines purchased the freehold of the property
January 2009
New Rules and Regulations were agreed and adopted by all 54 flat owners

A tree surgeon was invited to suggest which dead or damages trees could be removed
The soil and rain has backed up behind the wall at the bottom of the drive and will be opened up together a ‘tidy up’ is planned for the area beyond the end of the drive

Jet washing is taken place on the existing walls in the drive , dustbin area and patio.
New plants are due to be planted in the drive
Since the London fire disaster Bourne Pines Directors are asking all flat owners to provide a valid EIRC electricity certificate. A plan is in action to carry this project through so that Bourne Pines is a safe place for everyone who lives here.

Tree Preservation Order set up for removing a small tree pushing the wall behind the recycle bins area out.

New fence erected on Christchurch Road part of the garden to offer more privacy and security for ground floor apartments. Also to stop children trampling on the plants.

Landscaping of the drive and rear garden starts with digging out old plants and bushes. Tiered railway sleepers and new soil were put in place

New CCTV camera’s were installed in the bike room in the underground car park

An external camera has been placed on all three blocks so that flat residents can see via an app on their mobiles to see who is buzzing their flat before letting them in. This adds more security and safety.

A second storage room has been allocated as a safe locked area for flat owners and tenants bicycles
The canopy over the entrance to the underground car park and guttering has been replaced
A new pump was also installed to keep the water out of the underground car park
Garden benches, patio tables and benches have all been re varnished ready for the summer
The patio has also been steamed clean
July 2018
New bicycle racks have been installed in the underground car park for those who do not wish to pay the deposit for the secure locked bicycle room.
June 2019
Preparations starting for the decorations of the front of the building and balconies. Due to wet weather this project was completed in August.
October 2019
A major project started re tarmacking the visitors car park and drive to the underground car park. All pavements around the building were re tarmacked and new kerbs were added with two extra speed bumps were installed on the drive. New millage signs were painted onto the drive and parking parking bays in the visitors car park.
November 2019
Three new water pumps were installed in the pump room to enable water to run more efficiently to all flats
January – June 2020
2020 started with the cloud of Covid-19 over the UK and put us into lock down from 22nd March. All workmen, engineers and builders were either furloughed, made redundant or suspend. Only emergency work was allowed to happen.
Bourne Pines Freeholders/Flat owners and tenants have made use of our grounds for exercising and enjoying the most sunniest May recorded. All of us have be following Government guidelines with social distancing in the grounds, only residents from any one flat sharing the lift, using balconies each Thursday evening to clap thanks and appreciation to the NHS and key workers who have been working tirelessly.
Now in the second week of June we start to see the lock down being slowly eased with the hope of no further lives being lost in the UK
June – December 2020
New tables and benches have been ordered for the BBQ patio area
A new lift is booked for the middle block which should take place in October
Scaffolding will be required on the back of the flats to attend to a rain leak, installing safety rails around the roof and a new netting to stop seagull nesting there.
Bourne Pines will be having a Premises Information Plate (PIP) at the entrance to the drive. This plague arranged by Dorset and Wiltshire Fire and Rescue Service will give risk information to responding crew when arriving after an emergency call. This can assist with early decision making in order to supporting firefighting operations. The PIP sign provides the overall layout of buildings, locations of dry/wet riser inlets and outlets, detailing which floors are served and distance to nearest hydrant.
JULY 2020
EICR Certificates now become law and must be updated every five years for a let flat and every ten years for an owner occupancy flat.
During the lockdowns due to COVID-19 ‘behind the scenes’ work continued. Sanitisers were installed in each lobby and each flat was updated with Government Guidelines for safety.
Bourne Pines Freeholders and Bourne Pines Lease Holders agreed to providing these certificates at the AGM in 2017
JANUARY 2021
140 new lights in the emergency exits from each floor now need replacing with LED bulbs.
Essential work continued on the roof and the postponed new lift for the middle block was arranged
Solar Panels are being discussed to generate the communal electricity costs and flats.
APRIL 2021
Work continued on the roof where other damage caused by the torrential rain.

Problems rose from the brickwork on the end of the first block, again caused by the rain but also of the year of the building.

A survey by Dorset & Wiltshire Fire & Recue Service took place and we were informed that our fire and safety precautions are good and as expected.

All 54 flats front doors have been made compliant to the Risk Assessment Law and signed off by the Fire Officer.
Bourne Pines is now classed as a ‘hire-rise’ building and all major maintenance work has to be agreed with BSR – Building Safety Regulator – Building Safety Act 2022. This takes time for major work to be agreed by both BSR and Contractor.
For safety of residents at Bourne Pines all new CCTV cameras have been installed in the drive, underground car park, visitors car park, lobbies of the buildings, recycle and dustbin areas, the store and bicycle rooms.
2025
To following with the Risk Assessment Law it is planned for all lobby doors, which gives access to the emergency stair cases are to be made compliant as well and fire alarms to be installed in the underground car park
Work needed on the roof of the West Block has been forwarded to BSR and we are waiting for a reply, which can take many months
The garden/terrace wall is also planned for rebuilding during this year.
